QAQC Director

About the Role

The QAQC Manager coordinates and supervises the Quality Control and Quality Assurance plans, warranty related items, and safety oversight on multiple multi-family, student housing, senior living, or mixed use projects. The QAQC Manager position is a direct report to the executive leadership of Southern Building Group and interfaces with all parties involved in the project including development and ownership teams, authorities, design and other consultants, field team members, contract administration and accounting, and subcontractors and suppliers.

Role Responsibilities 

The first thirty (30) days of employment will consist of re-writing and downloading the corporate QA/QC program into a base format that can be customized for individual projects.

Pre-Construction Phase:

  • Collaboration with the Owner/Development team, Design Consultants, and SBG executive leadership in the design phase of projects as they relate to constructability of details and value engineering alternatives.

  • Helping identify potential design and build hazards and addressing potential design conflicts, delays, or other issues encountered during the design process.

  • Development of Quality Control Plan for each Project.

  • Review Design Details for Quality Control Implementation


  • Responsible for Mockup Wall and Details Installation, Review and Approval by Architect, Engineers, and Owner with Subcontractor participation and documentation of the mockup process to all parties.

  • Develop List of Subcontractor and Manufacturers and Schedule for Pre-Construction Meetings and facilitate meetings.

  • Conduct Quality Control portion of Subcontractor/Manufacturer Pre-Construction Meeting and facilitate meetings.

  • Prepare and Issue Meeting Notes from Preconstruction Meetings to all stakeholders.

  • Review Subcontractors first work for compliance with Plans, Specifications and Manufacturers Recommendations for Installation.

  • Periodically follow up on Subcontractor work for Compliance with Construction Documents

  • Follow up with Onsite Supervision on any Architectural, Engineering, Ownership, and Third- Party Inspectors reports in regard to Quality Control issues.

  • Review all Construction Testing reports for compliance with Construction Documents and coordinate and maintain Construction Testing reports.


  • Issue Meeting Notes from Design Meetings in regard to Quality Control Issues

  • Issue Meeting Notes from Mockup Review Meeting

  • Issue Meeting Notes for all Subcontractor/Manufacturer Pre-construction Meetings

  • Issue Site Visit Reports after each site visit on Quality Control and Follow up on any deficiencies

Construction Operations:

Provide oversight for the executive leadership in the field team’s means and methods of project construction.

Oversee the field staff’s compliance with all Quality Control

Technical Requirements:

The ability to explain contract and technical matters in a clear manner

  • Train and mentor construction workers and construction laborers depending on the size of the project in regard to Quality Control of all work.

  • Navigate and resolve environmental or local community issues that may arise during a project

  • Conduct site checks to monitor quality standards

  • Excellent technical skills and understanding of construction methods, contracts and blueprints.

  • B/BA degree in Architecture, Building Science, Engineering, Construction Management, or another related field or 15 years’ experience.

  • PMP or an equivalent certification would be considered an asset

  • Extensive previous work experience managing budgets for construction projects

  • Excellent knowledge of construction materials and equipment

  • Previous experience in a leadership role with strong and proven leadership skills

  • Computer Requirements:

  • MS Office Suite

  • Microsoft Excel

  • Microsoft Project

  • Microsoft Word

  • ProCore

  • PlanSwift or other estimating software is a plus.

  • BIM experience is a plus.

  • Previous work experience in construction management or another similar role

  • Understanding of construction management processes

  • Excellent knowledge of relevant rules and regulations as well as quality standards and human resources


  • QC Manager will possess an OSHA 30-hour certification.

  • Will walk and discuss site issues with SBG’s safety consultant.

  • Support individual site teams with subcontractor safety issues.

  • Communicate with individual site teams and issue reports to all stakeholders regarding safety observations while onsite.

  • Be able to issue safety violation notices to SBG employees, subcontractors, and vendors while onsite.

Warranty Program:

  • Ensure that all warranties are being obtained during the course of construction.

  • Tracking and coordination of warranty claims from inception through completion.

  • Tracking of warranty related costs per project.

Pay & Benefits

Pay $85,000 - $125,000 per year

The QAQC Manager at Southern Building Group is expected to be highly motivated with a strong work ethic, strong written and oral communication skills, be an expert at reading and interpreting plans and specifications, have a basic understanding of the construction contracting and subcontracting process, be adept at multi-tasking, be an efficient delegator, have great negotiation skills, be excellent managers of time, possess strong organizational skills, leadership qualities, a professional demeanor, possess a high level of risk evaluation, critical thinking skills, problem solving mindset, and be able to take a team approach to completing high pressure, fast-paced builds.

The QAQC Manager should possess a strong knowledge backed up by experience with waterproofing details, roofing details and systems, concrete systems, building finishes, wood carpentry, and weatherproofing details.
