Villas Riverfront is a six-story student housing project located in the Knoxville South Waterfront neighborhood, across from Neyland Stadium and the University of Tennessee campus. This development includes two structures and will provide housing for more than 600 students by fall 2026.

The project spans 235,000 square feet and features a total of 605 beds, with floor plans ranging from studios to five-bedroom units. Villas Riverfront will offer an array of amenities, including a resort-style pool deck, a full-court basketball court, views of the Tennessee River and University of Tennessee campus, a state-of-the-art fitness center, and dedicated study spaces. The first floor will also include walk-up townhomes, providing additional living options for students.
